「ねこ物件」の舞台は、ある1軒の“猫付きシェアハウス”。人付き合いが苦手な二星優斗（ふたぼしゆうと）は、祖父の死をきっかけにシェアハウスを始めることを決意するが、猫を愛するが故に“猫が認めない人”とは一緒に住めない。優斗は猫を中心としたシェアハウスのルールを決め、夢を追う者たちと同居生活をスタートさせる。
